Old Pipes, Big Trees, Salt Air: The Bellevue Hill Story
Most of these houses went up in the 1910 to 1930 boom. The big blocks carry Federation and Queen Anne frontages, a run of Spanish Mission, and underneath all of them the same earthenware clay drainage.
A century in the ground cracks that clay, and every crack is an invitation to a root.
Apartment redevelopment from the 1990s onward sits alongside that older stock, below the ridge. Two plumbing eras on one street, which is why a diagnosis at one property tells you little about its neighbour.

Do you actually answer overnight and on public holidays?
Yes. Ring at 2am on Christmas Day and a plumber with a current licence takes your call, works out what's happening, and gets a van moving. No answering service, no callback queue, no waiting until Monday.
How do I turn the water off at the meter?
Your meter sits near the front boundary, usually inside a small box set into the lawn or a garden bed. Beside it is a tap: wind that clockwise until it won't go further. On the Federation blocks along Ginahgulla Road it's often set well back behind a hedge, so find yours on a dry day.
Is a leaking hot water tank safe to leave running?
No. A weeping tank usually means the cylinder is corroding through, and the leak grows rather than settles. Shut the isolation valve on the cold inlet, switch the unit off and call us.
What should I do if I smell gas?
Leave the property and call from outside, and do not flick switches or light flames on your way past. Anyone light-headed, or a smell strong enough to fill a room? Call 000 first, then us.
